Summer is just around the corner but the weather is getting warmer which means it's the perfect time to share hot weather tips with your resident. We asked one of our clients, Ren Richards of National Home Rentals, to put together her essential tips for single family rentals for residents during the summer months.
1. Check your air conditioning:
One of the top priorities during summer is to keep your home cool. Start by inspecting your air conditioning unit to ensure it's in good working condition. Replace or clean the air filter to maintain efficient airflow and clean the area around the unit from any debris that may obstruct its performance. If you notice any issues with your unit, such as strange noises or inadequate cooling, contact your property management company immediately for assistance.
2. Clean gutters and downspouts:
Summer storms can bring heavy rainfall, so it's crucial to keep your gutters and downspouts clean. Remove any leaves, twigs, or debris that may have accumulated in them to prevent water damage. Clogged gutters can lead to overflowing water, which can cause leaks and damage to your home's foundation. Regular maintenance will help ensure that rainwater is properly directed away from your property.
3. Inspect and clean outdoor living spaces:
Your deck, patio, or other outdoor living areas are likely to get a lot of use during the summer months. Take some time to clean these spaces thoroughly and remove any dirt, grime, or leaves that may have accumulated. Inspect the area for any signs of damage, such as loose boards or cracks, and report them to your property management company so that necessary repairs can be made promptly. By keeping your outdoor spaces well-maintained, you can fully enjoy the summer weather.
4. Check your roof:
Your roof plays a vital role in protecting your home from the elements, including summer storms. Inspect your roof for any visible damage, such as cracked or missing shingles. If you notice any issues, inform your property management company as soon as possible. Prompt action can prevent water leaks and potential water damage during heavy rainfalls.
5. Check windows and doors:
Properly sealed windows and doors help maintain a comfortable indoor temperature and save energy. Inspect all windows and doors for air leaks or damage. Look for any cracks or gaps in the caulking or weatherstripping. If you find any issues, notify your property management company, who can arrange for repairs or replacements as needed.
6. Test smoke and carbon monoxide detectors:
Safety should always be a priority in your rental home. Test your smoke and carbon monoxide detectors to ensure they are functioning correctly. Replace the batteries if necessary and make sure they are installed in the recommended locations. Regular testing and maintenance of these devices can save lives and give you peace of mind.
7. Service your lawn equipment:
If you have a lawn to maintain, now is the time to service your lawn mower and other lawn equipment. Schedule a tune-up to ensure they are in good working condition. Sharp blades on your mower will help achieve a clean cut, while properly maintained equipment will last longer and operate efficiently.
8. Get ahead of weeds:
Don't let weeds take over your lawn this summer. Apply a pre-emergent weed and feed product to prevent weeds from sprouting. Following the instructions on the product packaging, apply it evenly across your lawn, giving your grass a fighting chance to thrive and keeping those pesky weeds at bay.
9. Test the irrigation system (if applicable):
If you have an irrigation system in place, it's essential to ensure that it's in proper working order. Test the system and check for any leaks, broken sprinkler heads, or malfunctioning timers. Set the watering schedule according to your local water company's approved guidelines to conserve water and keep your lawn healthy.
By sharing these tips with your residents and being proactive in maintaining your SFR real estate portfolio, you can help protect your single family rental homes and possibly reduce the number of maintenance requests from residents. Let your residents enjoy the sunshine and make the most of the summer season in your well-cared-for rental home!
